Notice to Pay or Quit (for Non-Payment of Rent)
A written Notice to Pay or Quit (or 3-day notice) must first be served on the resident prior to proceeding to a summons/complaint for unlawful detainer. If the tenant refuses to pay the rent due or vacate after proper service of the notice, the landlord can proceed to the next step in the eviction process, which would be to file a complaint in court for unlawful detainer. So use the easiest, most cost effective service available to your company!
